Eaves and fascias are the most neglected part of most exterior repaints and the place where problems start. They sit under the roofline where they are hard to see from the ground, they are shaded so they stay damp, and they are directly behind the gutters.
Why the gutter line matters
A blocked or overflowing gutter puts water straight onto the fascia behind it. That keeps the timber wet for extended periods, the coating fails, and the fascia begins to rot from behind where nobody is looking. On plenty of homes across Doncaster and Bulleen the fascia is in poor condition while the walls below still look reasonable.
Any repaint of the roofline includes checking what the gutters are doing. There is no point coating a fascia that is going to be soaked again the first time it rains hard.
Eaves
Eaves are shaded and poorly ventilated, so they hold moisture and are where mould and mildew show up first. Washing them down with an appropriate treatment before coating is essential, because painting over mould simply feeds it and it comes back through the new film.
Older eaves lining can be fibre cement sheet. On anything pre-1990 that raises the possibility of asbestos content, which changes how the surface may be prepared. It can be cleaned and coated safely, but it must not be sanded, cut or disturbed, and we work to that rather than treating it as ordinary sheet.
Weatherboard
Where the home is weatherboard, rot concentrates at board ends, around window reveals and along the lowest boards near the ground. Those sections are cut out and spliced with matching profile rather than filled, because filler over rot is cosmetic and fails within a couple of years.
On anything built before 1970 the existing coating is treated as lead-based until testing proves otherwise. That means wet preparation methods, controlled scraping, sheeting to catch debris, and no dry power sanding.
Sequence
Roofline work is done before the walls, so anything dislodged from the eaves and fascias does not land on freshly finished weatherboard. It is usually part of a full Exterior House Repainting job, and often scheduled with Roof Painting and Restoration so the height access is only set up once.

Why do my fascias fail before the rest of the house?
Because they sit directly behind the gutters. Any overflow or blockage soaks the timber repeatedly, and because fascias are shaded and hard to see from the ground the problem is usually well advanced before anyone notices it.
Can eaves lining be sanded?
Not if it is fibre cement from before about 1990, because it may contain asbestos. Those surfaces can be washed and coated safely, but they must not be sanded, cut or drilled. We identify the material before starting rather than assuming.
Should gutters be cleaned before painting the fascia?
Yes, always. Coating a fascia while the gutter above it is still blocked simply means the new paint gets the same soaking the old one did. Sorting the gutter line first is what makes the repaint last.
Do you paint the inside of the gutters?
The visible outer face of the gutter is normally included in an exterior repaint. Internal gutter surfaces are a different job requiring different products, and in many cases replacement is the more sensible spend if the gutter has already corroded through.
